  • 1. How to post a listing with HOHOJO?

    Please click "List a Space" to start your listing.

  • 2. Are there any restrictions on what I can list?

    HOHOJO is a global rental marketplace for all types of spaces, therefore we accept any listing provided it’s a space to stay, plus, the listing must be in a place that the landlords or hosts have the title of that space for leasing. Also, with our aim at providing a leasing platform to connect landlord and tenants, no agency or relevant service is allowed.

    In the event that we discover a listing that conflict with the above guidelines or Terms and Conditions, HOHOJO may exercise its discretion to limit, suspend, deactivate or cancel your account or listing. Please review HOHOJO Terms and Conditions for further details.

  • 3. How much does it cost if I post a listing with HOHOJO?

    Nothing! It’s absolutely FREE to list with HOHOJO. Once you have created your listing, we will review your listing, we do this is to keep the integrity of our site; normally we will activate your listing in 2 to 3 days.

  • 4. If I have properties in different countries, can I list them all in HOHOJO?

    Yes, you can list your rental spaces with HOHOJO anywhere in the world, however, please note that users may be required to comply with regulations that restrict the use of our site by residents of certain countries.

  • 5. What should I do if I have several accommodations to list?

    HOHOJO allows 1 space for each listing, this is to prevent users mistakenly inquire a space that they are not desired for. If you got several similar spaces to list, such as 3 studio flats in the same building, we suggest you to create 3 separate listings, as each of the listing carries its own calendar , price and description.

Manage Listing
  • 1. What should I include in my listing?

    You should include the following key elements in your listing,
    1) Address
    2) Photo
    3) Description


    As a host, you should make sure all the information provided is accurate and up-to-date; details such as location, size, amenities, minimum stay, house rules, price and any additional fees should be clearly stated in your listing. For photos*, although we require hosts to upload at least 1 per listing, we recommend hosts to upload more for better illustration.


    *HOHOJO provides Free Photography Service for eligible hosts in selected areas.

  • 2. What is Calendar and do I need it?

    Calendar is a tool for you to manage the availability of your accommodation, here, you can set available dates and block any dates if it is unavailable, therefore we strongly advise hosts always keep your calendar up-to-date.

  • 3. How to use my Calendar?

    After you have completed a listing and the listing is approved by HOHOJO, you can edit your calendar:


    1.Click your name in the top of HOHOJO
    2.Select "My Space"
    3.Select the listing you want to edit, click the blue "Edit" button
    4.Head to the navigation menu on the top and select "Calendar"

    5.Select the date you would like to update, you can update the availability or the price in the nightly basis, dates available would be in blue, dates which are not available will be shown in grey

    While you edit, we will automatically save your changes and instantly reflect the changes to potential guests.
    *You can also import external calendar like Google or Yahoo Calendar into HOHOJO calendar, this makes your management more easy!


  • 4. How do i sync my HOHOJO calendar with other calendar?

    We provide calendar importing function that allows you to keep your HOHOJO Calendar, we support calendar in iCal format including Google Calendar and Yahoo Calendar. To import a calendar, please follow the steps below:


    1. Click your name in the top of HOHOJO page
    2. Select "My Space"
    3. Select the listing you want to edit, click the blue "Edit" button
    4. Head to the navigation menu on the top and select "Calendar"
    5. Click "Import Calendar" and follow the instruction to import the Calendar


    If you edit an external calendar that syncs with your calendar on HOHOJO, it can take up to 12 hours for those changes to be visible to guests viewing your listing.

  • 5. I have uploaded and activated my listing, but it doesn’t appear on the search result, why is that?

    In order to maintain the standard of listings on HOHOJO, our team will review every listings before they are listed online, after you have completed the listing, click "List my Space" button to let us know your listing is ready for review, and HOHOJO will review your listing, this may take up to a few days to go, our review is based on the quantity and quality of photos, completeness of the information and the authenticity of the content, if your listing still doesn’t appear on the searching result after 1 week, please contact our team.

  • 6. Do I have to make my accommodation available for all date?

    No, you can always set your availability at Calendar; you can mark certain dates as unavailable to prevent guest from booking your place.

  • 7. How to edit my listing?

    Simple steps to edit your listing


    1.Click your name in the top of HOHOJO
    2.Select "My Space"
    3.Select the listing you want to edit, click the blue "Edit" button
    4.Use the navigation menu on the top of the edit page to edit each section of your listing


    While you edit, we will automatically saves your changes, changes take up to several hours to be shown to the public.

    For listing under the category of “To Travel”, all changes will only apply to reservation created after the amendment, regardless of the check-in date

  • 8. Can I "turn off" a listing?

    Apart from using Calendar to block those dates that you do not want to accept booking, you can "Turn Off" the listing, turning off a listing means it will not appear in the search results.


    1.Click your name in the top of HOHOJO
    2.Select "My Space"
    3.Select the listing you want to edit, click the circle button


    Once you have clicked the circle button, your listing status will change from "Listed" to "Unlisted", meaning your listing is no longer in the search result.

    However, any conversation made before "Unlisted" will NOT be affected and you are still able to communicate with your guests in Dashboard.

    If you wish to turn on your listing, simply unclick the circle button to List it again, your listing will then be available for user inquiry .

  • 9. How to set listing address?

    1.Click your name in the top of HOHOJO
    2.Select "My Space"
    3.Select the listing you want to edit, click the blue "Edit" button
    4.Use the navigation menu on the top of the edit page to edit each section of your listing
    5.Click "Address" in the top navigation bar and head to "Edit Address" button

    6.Edit your address.

    7.Select "Pin Location" button to confirm your amended address.

    While you edit, we will automatically saves your changes, changes take up to several hours to be shown to the public.



Reservation
  • 1. What should I do if I receive a booking request?

    When a guest submitted a booking request to you, you will receive notification with a count-down timer in the Dashboard , following this, you will have 24 hours to either accept or reject. You won’t be penalized if you reject the offer, but if you simply ignore the request, your listing’s ranking will be negatively affected.

  • 2. At what stage my guest will receive my address and contact information in full?

    In order to protect host’s privacy, all your contact information including address will NOT be revealed in full to guests until a booking has been confirmed by you on our platform.

  • 3. To what extend will my address displayed to potential guests?

    We will only display basic indication of where your accommodation is located, limited to district or street name. We will not reveal your address in full to protect your privacy, only guests with confirmed booking by you will receive your address in full.



Payment
  • 1. Can I charge a cleaning fee?

    Hosts can add a cleaning fee for their listing , please go to “My Space” > "Settings" > "Extra Cost" to add or modify the cleaning fee if necessary .


    Please note that cleaning fee is a one-time fee charged by host and it is part of the total fee, and it will not return to guests at the end of the reservation.


    Cleaning fee is part of the booking total and shall not returned to guests at the end of the reservation, as the cleaning fee is part of the booking total, HOHOJO service fees also apply.

  • 2. Is it free to list on HOHOJO?

    Yes, it’s free to list your space with HOHOJO. However, for listings under the category of “To Travel”, we charge hosts a 3% service fee every time the booking is completed through HOHOJO. We also charge guests 6 -12% of service fee to cover the running cost too.

  • 3. What is host service fee?

    HOHOJO charges hosts 3% service fee every time the booking is completed thru our platform, for better understanding, we will show the breakdown of the booking fees when guest's selected the check in and check out date.




    The service fees will be deducted from your total price, for example, you have 2 nights reservation with a nightly rate of $50 and you charge extra $10 as the cleaning fee.


    Calculation is as follows:
    Total price: (2 x $50) + $10 = $110
    Payout: $110 - ($110 x 3%) = $106.7
    Host service fee: $3.3

  • 4. Can I charge different prices for different times?

    Surely you can, it’s your space, you have the final say to set the price which you think it’s suitable. Please go to “Calendar” to modify the rates for individual night.

  • 5. Why do the price I set is different from the price appear in the payout?

    HOHOJO charges service fees from the price you set, for easy calculation, the service fee will be deducted from the total price. Once the booking is confirmed, you will receive an email with the payout details.

  • 6. When will I receive payment?

    We transfer payment 24 hours after your guest has checked in, payment collected (minus HOHOJO service fees) will be transferred to your payout account which you specified in the “Payment Setting" section.


    Host can set a specific Check-in time, after logged in HOHOJO, please head to "My Space" to select the listing that you would like to edit, then go to "Settings" section to set the 'Check-in" time. Or, if you have not pre-selected a Check-in time, we will use 3:00 p.m. in your time zone as the Check-in time.

  • 7. How do I get paid?

    In order to receive Payout from guests, hosts are required to setup a payout account with HOHOJO. Please go to “Payment Setting” to setup your payout account.

  • 8. Can I charge a deposit?

    Yes, you can charge a deposit in your listing, but currently they are not processed via HOHOJO. If you wish to add deposit, you have to mention it in the listing description and collect it at the time when your guests check in. Please note that deposit is the private matter between you and the guests only.



Manage Photos
  • 1. How to add and edit photos?

    1.Click your name in the top of HOHOJO
    2.Select "My Space"
    3.Select the listing you want to edit, click the blue "Edit" button
    4.Click "Photos" section in the navigation menu on the top of the edit page
    5.You can either drag and drop photos from your computer right onto the web page to upload multiple pictures or click "Add Photos" button to upload picture one by one.


    We recommend users to upload photos with bigger resolution; we support file size up to 10 MB per picture, suggested formats are jpg and png. You can drag and drop photos to re-order the sequence. To delete a photo, just hit the “X” mark on the picture.

    Sometime changes may take up to 15 to 30 minutes to appear on the search result page.

  • 2. How many photos and what kind of photos should I upload?

    Although we require hosts to upload at least 1 photo for each listing, hosts are generally uploaded more than that. Also, apart from showing your place, you can also provide photos to introduce your neighborhood; remember, the better the photos, the more the potential guests!
    HOHOJO provides Photography Service for selected areas; our professional photographer will come to your space to take amazing photos, and it’s free!!

  • 3. How to apply for HOHOJO Photography Service?

    All landlords and hosts with at least 1 approved listing are eligible to apply for HOHOJO Photography Service, once your application is accepted, our professional photographer will come to your accommodation to take amazing photos for you, and it’s free!!

    How to apply?
    1.click your name in the top of HOHOJO
    2.Select "My Space"
    3.Select the listing you want to edit, click the blue "Edit" button
    4.Click "Photos" section in the navigation menu on the top of the edit page
    5.Click "Apply" button to suggest your preferred shooting date and time

    Please note that our photography service is a worldwide promotion though, the service may not be available in some markets from time to time, that if you do not see the blue Apply button, this means currently your market is not in the offered area or you have not yet met the application requirement.

  • 4. What happen if I have applied Photography Service?

    After you apply for Photography Service, if you are located in an area where photography service is available, our photographer will email you within 7 days with their contact information attached to arrange a time that suits you both.


    Generally, a photo shoot takes about 30 minutes, while larger spaces may take more to an hour to do so.


    After the photo shoot, our photographers will review and upload applicable pictures with “HOHOJO Verified” watermark to your listing within 2 week time, please note that you can download the watermarked photos from your listing’s page, however, we will not provide copies without HOHOJO watermark.



Messaging
  • 1. How do I send and view messages?

    Hosts can make contact with their potential guests directly by using our secured conversation platform. If you got any messages from guests, you can check and reply messages in "Dashboard", if you have any unread messages, you will see an envelope icon at the top of HOHOJO webpage just next to your login name as a reminder; we will also send you e-Alert to your registered email for further notification.

  • 2. How do guests know my listing is available?

    Before submitting reservation inquiry, guests will check the availability via “Calendar”, if the dates are ready for booking, they will be marked in blue, otherwise, they will be in grey, therefore, we strongly advis you to keep your calendar up-to-date.

    Also, instead of checking the Calendar, some guests may choose to confirm the booking schedule with you directly via HOHOJO conversation platform as well.

  • 3. Why can’t I make direct call or email to guests before booking has been confirmed?

    All personal contact information in full will not be shared until the booking has been confirmed in our platform and the total fee has been reserved on the guest’s payout account, we do this because we want to protect host’s privacy but at the same time, we understand you would like to communicate with your potential guests for further information, therefore we have created an online conversation platform, hosts and potential guests are welcomed to message each other directly via HOHOJO, so that you can have direct contact with your potential guests while at the same time, you are still under HOHOJO protection.

    Once the booking has been confirmed, all personal contact information will be released to both parties, so that you two can make direct contact whenever necessary.



Cancellation
  • 1. What is cancellation policies and what would happen if the guests cancel the booking?

    We offer 3 kinds of cancellation policies for hosts to select, this is to prevent hosts from any unexpected cancellation by guests, it is at host’s discretion to pick the policy that is suitable for your listing, and each cancellation policy has different implications for your guest, when guest cancels a confirmed booking, we will issue a refund in accordance with the cancellation policy selected by host.

    3 kinds of Cancellation policy are:

    1) Flexible
    Guest can be refunded the total price (including cleaning fee, if any) minus HOHOJO service fees if you cancel the booking 1 day before the listing’s local check in time (or 3:00 p.m. local time if not specified by host). Any cancellation less than 24 hours before check-in, the 1st night of booking is non-refundable, nights not spent are fully refundable, HOHOJO service fees is always non-refundable. If guest arrives but decided to leave earlier, any nights not spend 24 hours after the cancellation has officially in force will be fully refunded, cleaning fee (if any) and HOHOJO service fee are non-refundable.

    2) Moderate
    Guest can be refunded the total price (including cleaning fee, if any) minus HOHOJO service fees if you cancel the booking 5 days before the listing’s local check in time (or 3:00 p.m. localtime if not specified by host). Any cancellation less than 5 days before check-in, the 1st night of booking is non-refundable, nights not spent would be 50% refunded, HOHOJO service fees is always non-refundable. If guest arrives but decided to leave earlier, any nights not spend 24 hours after the cancellation has officially in force will be 50% refunded, cleaning fee (if any) and HOHOJO service fee are non-refundable.

    3) Strict
    Guest can be refunded 50% of total price (including cleaning fee, if any) minus HOHOJO service fees if you cancel the booking 7 days before the listing’s local check in time (or 3:00 p.m. local time if not specified by host). Any cancellation less than 7 days before check-in, nights not spent are non-refundable, HOHOJO service fees is always non-refundable. If guest arrives but decided to leave earlier, any nights not spend 24 hours after the cancellation has officially in force will not be refunded, cleaning fee (if any) and HOHOJO service fees are non-refundable.

  • 2. As a host, can I cancel a booking?

    Yes, you can, but we do not encourage host to do so, not only this may affect guest’s travelling schedule but also HOHOJO accountability seriously. In case you have to cancel a confirmed booking, please contact our customer service team as soon as possible.

    Please note that your reservation has not been officially cancelled until the listing has marked “Cancelled” by our system, once our system cancelled the reservation, it is effective immediately, and you will be recorded you as the party initiating the cancellation, and the following actions shall be enforced.

    - Your Calendar will remain unavailable for the dates of the booking; this is to prevent another potential guest from booking your place which is not available during that period of time.

    - An automatic review will appear on your listing saying that your reservation has been cancelled. We strongly advise host to respond the review by explaining the reason why you have to cancel the booking.

    *Please note that your guests will be fully refunded if you cancel before the reservation starts, and you will not receive any payout, the cancellation policy will no longer determine your payout and your guests will be fully refunded every night not spend.



HOHOJO Hosting Basics
  • 1. Do I need to pay tax on my own listing?

    It depends, but even if so, this is not processed through HOHOJO. Please contact your tax adviser or tax officers for details.

  • 2. Do I have to greet my guest in person?

    Well, it depends, some hosts choose to greet the guests by themselves, some may ask their friends to hand guests the key, it’s absolutely your choice, but make sure that you have well communicated with your guests beforehand.

  • 3. Is it a must to complete a profile?

    Profile is the way to let your potential guests know you more in advance, though it is not a must to complete the profile; we encourage hosts to fill up your profile information such as uploading your profile picture or write a short introduction about yourself.
